What is a semi referral?
A semi referral is a text message you get from a client that says,
"Hey Chris! Just wanted to let you know I gave your number to a coworker. They want to buy a house."
Most people would get that message and say,
"Hey! Thank you so much!" and go from there.
We call this a semi referral for a reason. It is when someone doesn't give you the contact information for the person they are referring. I have a specific process for these. First, I will text them back and say,
"Thank you so much for thinking of me, I look forward to working with them. It's people like you that keep me in business and I'll always remember that."
Then I just leave the text there. They will respond back with something like "You're welcome, I always refer you!" Once you get that response, give it about 10-20 minutes. Then text them back saying
"Hey, would you mind sharing the contact information with me? Most people don't like to make the initial contact, so if you give me their info I will do a soft intro just so I can introduce myself." They will most likely send the contact information over to you.
It is important that these texts are left separately so you aren't immediately asking for the contact info right when they send the referral. If you do it the other way and just say thank you and go on with your busy day, you will realize by the end of the year you have missed out on a lot of referrals.
I also have a spreadsheet for referrals, where when the referral comes through it gets put on the spreadsheet instantly. We add the date, the person who referred us the business, whether they are buyer or seller and then the name of the person who was referred if we have it. This way we can keep track if someone responds back with "Hey, I am going to ask them if I have permission to give you their number." Then you would say “I totally understand, thank you." Now, this is on your spreadsheet so you will remember in a week if you haven't heard from this person, you could follow back up with them and say "Hey! I never heard from this person. Is there a better way to get in contact with them?"
