What is Homebot?
Sep 25, 2022Homebot is a system that we have been using recently. It is probably one of our most successful recurring emails we have ever sent in terms of open rate. We are always trying to think of ways that we can connect with our past clients or the people that we know. Giving them their home value is probably one of the best ways we can communicate with them.
I can think back to 4 or 5 years about when I was sending out home values. I would,on a quarterly basis, send out reports to my clients. I would create a MLS search for their subdivision or within a mile radius of their home. Then, every quarter I would send them a link and say “Here’s the homes that have sold in a mile radius of your home in the last month or two.” I always wanted my clients to know what their homes were worth.
Last year I learned about Homebot. You can sign up for homebot, it’s around $25 a month. You put your client’s name in the system along with their address and email. Homebot will email them every single month a really cool report of what their home’s value is. It will also have other tools like their interest rate or additional info in case they wanted to refinance. There are also some fun features they can toggle and play around with that show them what would happen if they pay a certain amount on top of their mortgage each month. It will show them how much faster they can pay off their house and much overall interest they would save!
I actually had someone call me last week that wanted to list their home and buy another one. She said she received the home value report and it made her think about selling. I hadn’t talked to this client in a long time so it shows you how this is a very leveraged activity that can grab the attention of your clients.
I would recommend that you look at your entire database of past clients and start putting them in one at a time. You could text them and let them know you are putting them on this but you don't have to. If you don’t have certain people’s information that you have on social media or just a contact in your phone. You could reach out to them and say you pay for a really cool tool to keep them up to speed on their home value and then ask them for their address and email. This is a way you could start going through your social media and getting people’s addresses, emails and just be in front of them on a consistent basis.
Our goal as Realtors is to figure out how we get in front of people that we know and provide value. I think that giving people home value reports is probably the best way to communicate with them and using homebot is an easy way to do it.
